Kota Sultan Ahmad Shah (KotaSAS) is the biggest masterplanned township development in Kuantan — a 2,165-acre integrated community by KotaSAS Sdn Bhd, a wholly-owned subsidiary of Tanah Makmur Berhad (TMB). Positioned as Bandar Baru Kuantan (the new town of Kuantan), KotaSAS is set to serve as the new administrative capital of Pahang state, with the new Sultan Ahmad Shah Administrative Centre (PPSAS) anchoring the township's 280-acre Central Business District. The township's gross development value is estimated at RM4 billion over 15 years, providing approximately 8,000 residential units to a population base of 40,000.

Kuantan is connected via the East Coast Expressway (LPT 1 and LPT 2) to the Klang Valley, Federal Route 3 for coastal travel, and Sultan Haji Ahmad Shah Airport for domestic flights. The upcoming East Coast Rail Link (ECRL) will further enhance Kuantan's rail connectivity.

The residential aspect of KotaSAS is also developed in partnership with Wawasan Intact Properties (Pahang) Sdn Bhd. KotaSAS is the biggest township developer in Kuantan and has handed over more than 2,800 homes since 2010.
