Bungalow for Rent at IDAMAN BAYU VILLA

Idaman Bayu Villa, A Freehold Low-Density Bungalow Enclave in Bandar Sri Sendayan

Project Overview

Idaman Bayu Villa, also commonly listed as Idaman Villa or Idaman Bayu Villa, is the premium bungalow component within the Idaman cluster in Bandar Sri Sendayan. Developed by BSS Development Sdn. Bhd. under Matrix Concepts, this freehold residential enclave is made up primarily of single-storey detached homes and stands apart from the terrace phases in the same cluster through its much larger land parcels and lower-density setting.

This is a distinct property class within the wider Idaman neighbourhood, appealing to buyers who prioritise land size, privacy, and flexibility for larger home configurations.

Location & Connectivity

Idaman Bayu Villa is located in Bandar Sri Sendayan with postal code 71950. The project enjoys close proximity to Masjid Sri Sendayan, which gives the neighbourhood added prominence as a residential address within the local community.

Residents are also located just minutes from Sendayan Metropark, d'Tempat Country Club, and Matrix Global Schools, placing daily conveniences and lifestyle amenities within easy reach.

Features & Residential Appeal

The standout feature of Idaman Bayu Villa is its generous land size. Standard land areas are around 10,010 square feet, which is substantially larger than the typical terrace house lots found in the surrounding neighbourhood. This gives owners significantly more room for outdoor use, home expansion, and private lifestyle features.

Many homes in the enclave are known for having large garden areas that can accommodate a private swimming pool. Some units also include dedicated spaces for a private surau and large store room, adding to the practical appeal for households that value extra internal and external space.

The neighbourhood is generally open in concept rather than being strictly gated throughout, although many owners install their own upgraded security systems.

Unit Types & Layout Highlights

Idaman Bayu Villa consists of single-storey bungalow or detached houses. Standard land area is approximately 10,010 square feet, with examples noted around 70 x 143 or similar configurations. Original built-up sizes start from about 1,400 square feet.

In the subsale market, many homes have been extensively renovated and extended, bringing built-up sizes to around 3,200 to 3,900 square feet. Original layouts typically begin with 4 bedrooms, while renovated homes commonly feature 5 to 7 bedrooms and 3 to 5 bathrooms.

This variation in built-up size means the homes can differ significantly depending on renovation scope, even while sharing the same overall bungalow category and large landholding advantage.

Lifestyle & Investment Appeal

Idaman Bayu Villa is well suited to buyers who want a landed home with substantial land area in Bandar Sri Sendayan. The combination of freehold tenure, bungalow status, and low-density character gives the project strong appeal for those seeking a more spacious residential setting than standard terrace housing can offer.

As of April 2026, subsale prices are generally estimated between RM 750,000 and RM 980,000, with pricing varying widely based on renovation level. Fully furnished and heavily extended homes with higher-end finishes can reach around RM 1.2 million. Indicative land-based valuation is about RM 75 to RM 95 per square foot, while rental rates are typically around RM 2,500 to RM 4,500 per month.

The project also has appeal in the rental market, where larger homes may be taken up as high-end homestays or accommodation for corporate staff.
