Kangar, the administrative capital of Perlis, is entering a new phase of structured urban growth in 2026. Backed by a substantial state allocation, the area is evolving from a quiet township into a more organized residential and commercial hub. The expansion initiative introduces new township zones, improved infrastructure, and increased housing demand, making Kangar a rising focus for homebuyers and investors.
The expansion of Kangar under newly approved boundaries enhances accessibility and supports future development. Key infrastructure upgrades, including improvements to the Jalan Kampung Batu Dua to Beseri route and the completion of flood mitigation systems in Chuping, strengthen connectivity and land readiness for residential projects. These enhancements contribute to better mobility between Kangar, Arau, and surrounding growth zones.
Kangar’s residential landscape is dominated by modern landed homes designed for comfortable suburban living with proximity to the town center. Developments feature practical layouts, family-oriented environments, and access to essential amenities. The emergence of new township clusters is expected to create vibrant residential communities supported by nearby commercial activity.
The market offers a range of landed property options catering to different buyer segments:
Kangar is undergoing a gradual transformation aligned with a broader smart city vision. Digital initiatives such as cashless payment adoption across public and retail sectors are modernizing daily living. The town center is also seeing increased activity with new cafes, retail outlets, and professional services contributing to a more dynamic lifestyle environment.
From an investment perspective, Kangar remains a relatively accessible market with growing upside potential. The boundary expansion and new township developments are beginning to influence property values, particularly in modern landed segments. Rental demand is supported by civil servants and professionals, offering stable yields for investors.
Additionally, attractive purchase schemes such as full financing options and cashback incentives are making property ownership more accessible, especially for younger buyers and government employees.
