Likas Bay Waterfront Living in Kota Kinabalu

Likas Bay is one of Kota Kinabalu’s most sought-after coastal zones, offering a unique blend of scenic waterfront living, urban convenience, and modern property developments. Stretching approximately 7 kilometres along the South China Sea, this vibrant coastal strip—often referred to locally as Teluk Likas or Tanjung Lipat—extends from the Kota Kinabalu city port up to the iconic Tun Mustapha Tower.

Located just minutes from the city centre, Likas Bay combines natural beauty with accessibility. Residents enjoy panoramic sea views, cooling sea breezes, and proximity to preserved wetlands and mangrove ecosystems, creating a tranquil yet well-connected environment ideal for both homeowners and investors.

Prime Waterfront Location & Connectivity

The Likas Bay coastal road serves as a key artery linking major landmarks such as Stadium Likas, the Sabah International Convention Centre (SICC), and the Kota Kinabalu city centre. This seamless connectivity enhances daily commuting while supporting strong rental demand due to its accessibility to commercial hubs, healthcare facilities, and retail centres.

Public transportation options, including buses and taxis, are readily available along the main coastal route, ensuring convenient travel throughout Kota Kinabalu. The area’s proximity to key city roads also provides easy access to popular shopping destinations like Suria Sabah Shopping Mall and Imago Shopping Mall.

Modern Developments & Property Landscape

Likas Bay is rapidly evolving into a high-value waterfront development corridor. A range of residential and mixed-use projects line the coast, catering to diverse lifestyle needs:

• Serviced Residences: Contemporary developments such as Qsuite, LikasVue, and The V by Jesselton offer compact 1- to 2-bedroom units, many featuring dual-key layouts ideal for rental flexibility and short-term stays.
• Luxury Low-Density Condominiums: Developments like The Bay Residences @ Likas provide spacious family-oriented homes with premium sea views and limited unit availability.
• Surrounding Residential Options: Nearby condominiums within the greater Likas area offer more affordable alternatives, appealing to long-term residents and local buyers.

This diverse mix of properties makes Likas Bay attractive to both investors seeking rental yields and owner-occupiers looking for coastal lifestyle living.

Lifestyle & Amenities

Residents of Likas Bay benefit from a vibrant lifestyle supported by nearby recreational and civic amenities. The Likas Bay waterfront promenade is a popular destination for jogging, cycling, and enjoying sunset views. The area also hosts events such as dragon boat races and conventions at SICC, contributing to its lively atmosphere.

Essential amenities including schools, healthcare facilities, and retail outlets are all within a short drive, enhancing the convenience of living in this coastal enclave.

Investment Potential & Considerations

Likas Bay continues to gain traction as a prime investment destination due to its proximity to Kota Kinabalu city centre and strong tourism appeal. The limited supply of true waterfront properties helps support long-term value, particularly for developments with unobstructed sea views.

However, buyers should be mindful that many properties in Likas Bay are leasehold, and returns—especially for short-term rental units—may be influenced by tourism trends and regulatory changes.

Overall, Likas Bay stands out as a dynamic waterfront precinct, offering a compelling mix of lifestyle, location, and investment opportunity in Kota Kinabalu.
