Teluk Sentosa Satu is a freehold residential development positioned within Forest City in the Johor Bahru district of Johor, developed by Country Garden Pacificview Sdn Bhd (CGPV). The "Teluk Sentosa Satu" naming combines "Teluk" (bay/cove), "Sentosa" (peaceful/tranquil), and "Satu" (one) — reflecting Phase 1 of the tranquil-bay-themed Teluk Sentosa series at Forest City. Phases 3 and 4 (Tiga and Empat) continue the series within Forest City's phased rollout.
Forest City is one of Southeast Asia's most ambitious integrated property developments — a freehold smart and intelligent city built on four man-made reclaimed islands in the Strait of Johor, located in Tanjung Kupang within the Iskandar Puteri district of Johor Bahru. The project is the master development of Country Garden Pacificview Sdn Bhd (CGPV) — a joint venture between China-based Country Garden Holdings Ltd (Hong Kong Stock Exchange listing 2007.HK) and Esplanade Danga 88 Sdn Bhd (an associate of Kumpulan Prasarana Rakyat Johor / KPRJ, with Sultan of Johor Sultan Ibrahim Ismail as the main shareholder of the parent EDSB). Forest City is officially designated as a Special Financial Zone (SFZ) within Iskandar Malaysia and was officiated by then-Prime Minister Najib Razak in 2016.
Forest City's strategic position approximately 5km from the Singapore Second Link enables a "2 Cities, 1 Economic Life Circle" lifestyle — approximately 40 minutes to Singapore's CBD. The development's designation as a Special Financial Zone (SFZ) within Iskandar Malaysia provides additional tax and trade incentives, supporting investor positioning.
Forest City is accessed via Lebuhraya Tanjung Pelepas, with onward connectivity to the Second Link Expressway (Singapore), Coastal Highway, and the broader Iskandar Puteri network.
Residents enjoy Forest City's on-site amenities (Phoenix Hotel four-star resort, Kylin Apartments, beachfront promenades, infinity pools, vertical greening parks), alongside reach to AEON Bukit Indah, Paradigm Mall Johor Bahru, and the broader Iskandar Puteri integrated developments. Healthcare options include Gleneagles Hospital Medini and KPJ Puteri Specialist Hospital.
Developed by Country Garden Pacificview Sdn Bhd (CGPV) — the master developer of Forest City, formed as a joint venture between Country Garden Holdings Ltd (Bi Gui Yuan / 碧桂园, headquartered in Foshan, Guangdong, China; HKEX 2007.HK; one of China's largest integrated real estate developers, listed April 2007) and Esplanade Danga 88 Sdn Bhd (associate of Kumpulan Prasarana Rakyat Johor / KPRJ, with Sultan of Johor as parent EDSB's main shareholder via 64.4% stake). CGPV is structured with Country Garden Holdings holding 60-66% and Esplanade Danga 88 holding 34-40%. The development is part of China's Belt and Road Initiative (BRI) and managed by Iskandar Puteri City Council (MBIP) and the Iskandar Regional Development Authority (IRDA).
