Malaysia’s property market continued to show movement in early 2026, but the growth was not the same across every housing type. Based on the latest Malaysia House Price Index (IHRM/MHPI), some property categories recorded stronger gains than others, while one segment even posted a slight decline. That makes Q1 2026 a useful period to study for both buyers and sellers who want to understand where prices are moving the fastest.

The overall Malaysia House Price Index increased from 231.3 in Q1 2025 to 235.2 in Q1 2026, showing annual growth of 1.7%.
