Celyn I at Bayu Sutera Precinct 2A, A Freehold Link Home with Practical Family Space

Project Overview

Celyn I at Bayu Sutera Precinct 2A is the first launch in the Celyn series within the Bayu Sutera parcel. Developed by BSS Development Sdn. Bhd. under Matrix Concepts, this freehold 2-storey link home project follows the contemporary design direction established in the township while focusing on functional layouts and liveable interior space.

With 325 units and completion around 2023 to early 2024, Celyn I has become one of the established phases in Bayu Sutera for buyers seeking a modern landed home in a maturing residential area.

Location & Connectivity

Celyn I is located in Bayu Sutera Precinct 2A with postal code 71960 in Mukim Jimah, Port Dickson. The precinct is especially identifiable through its proximity to SJK(T) Bandar Sri Sendayan, which serves as a notable nearby landmark for the area.

Residents also share access to the 9.5-acre Breezeway Central Park and typically receive entry to d'Tempat Country Club facilities, supporting both recreational convenience and lifestyle value within the township.

Features & Residential Appeal

Celyn I is designed around a liveable space concept, with large windows and an open-plan internal layout intended to support comfortable day-to-day living for multi-generational households. The project continues the contemporary residential style of Bayu Sutera while keeping the overall layout practical and family-oriented.

Among its notable design features is the signature Sky Window, which helps bring natural light into the home and enhances interior brightness. The homes also come with a 20 x 20 car porch planned to fit two small-to-medium vehicles comfortably.

A significant portion of the homes in this phase were released under the Bumi Terbuka Type B1 quota, which has made the project particularly relevant for Bumi buyers in the subsale market.

Unit Types & Layout Highlights

Celyn I consists of 2-storey link homes on standard 20 x 70 lots. Intermediate units offer built-up areas of about 2,142 square feet, while corner units can reach approximately 2,478 square feet.

The standard layout is 4 bedrooms and 3 bathrooms. Similar to the Lyra phases, the first-floor secondary bedrooms share a common bathroom rather than having separate en-suite arrangements.

Lifestyle & Investment Appeal

Celyn I appeals to buyers looking for a freehold landed home with practical family space, a contemporary look, and access to shared township amenities. As a more established phase within Bayu Sutera, it offers buyers a clearer market baseline compared with newly launched precincts.

As of April 2026, intermediate subsale units are generally estimated at RM 530,000 to RM 570,000, with median prices in early 2026 hovering around RM 530,000. Auction units have also appeared with reserve prices starting from around RM 441,000. Rental rates are typically around RM 1,400 to RM 1,800 per month, while indicative pricing based on built-up is about RM 245 to RM 265 per square foot.

For buyers and investors, the project’s combination of steady pricing, family-friendly layout, and access to Breezeway Central Park and d'Tempat Country Club helps support its position within the Bayu Sutera landed housing market.
