Sri Putramas Spacious Freehold Living in the Heart of Dutamas

Project Overview

Sri Putramas is a well-established freehold condominium located in the sought-after Dutamas area, just off Jalan Kuching in Kuala Lumpur. As the first phase of a three-part residential development by Mayland Group, it has built a reputation as a practical and value-driven choice for urban homeowners.

The development comprises five residential blocks with a total of 1,220 units, offering a high-density yet community-oriented environment. Known for its generous layouts, units range from 1,050 to 1,400 sq. ft., typically featuring 3-bedroom, 2-bathroom configurations that cater to families and those seeking larger living spaces.

Location & Connectivity

Positioned along Jalan Putramas 1, Sri Putramas enjoys strong connectivity to key areas across Kuala Lumpur. Jalan Kuching provides direct access to major highways including the DUKE Highway, NKVE, and Penchala Link, allowing convenient travel to KL city centre and nearby Mont Kiara within a short drive during off-peak hours.

Public transport options are available, with a bus stop within walking distance along Jalan Kuching. KTM stations such as Segambut and Putra are also located nearby, offering additional commuting alternatives.

While accessibility is a key advantage, peak-hour traffic congestion along Jalan Kuching is a consideration for daily commuters, particularly when entering the development from the city direction.

Features & Amenities

Sri Putramas stands out for its ground-level facility layout surrounded by landscaped greenery, offering a more open and accessible environment compared to podium-based designs. Residents can enjoy a wide range of recreational and lifestyle amenities.

Sports facilities include tennis, basketball, and badminton courts, while leisure options feature a large swimming pool, clubhouse, and a children’s playground. Daily conveniences are well catered for with on-site retail offerings such as a mini-market, cafe, launderette, and hair salon.

The development is supported by 24-hour security with card access systems, providing a secure living environment for residents.

Unit Types & Layout Highlights

Units at Sri Putramas are designed with practicality and space in mind. The predominantly 3-bedroom, 2-bathroom layouts offer ample room for families, home offices, or shared living arrangements. Larger built-ups provide flexibility for comfortable urban living, making it especially appealing for buyers prioritising space.

Lifestyle & Investment Appeal

Sri Putramas offers one of the more accessible entry points into the Dutamas and Mont Kiara vicinity, combining freehold tenure with relatively affordable pricing. As of April 2026, units are priced between RM 350,000 and RM 480,000, making it attractive for both first-time buyers and investors.

Rental demand remains steady, with monthly rates ranging from RM 1,500 to RM 2,000 depending on furnishing and unit condition. Its spacious layouts and strategic location contribute to its continued appeal among tenants seeking value and convenience.

For buyers looking for a mature development with larger living spaces, established amenities, and strong connectivity, Sri Putramas presents a practical and enduring choice in Kuala Lumpur.
